TODAY'S REAL ESTATE CLIMATE

Market conditions will certainly influence your decision to purchase or sell real estate. But, more important than understanding the market, is how you interact with it. By working with me, Robert Bruckner, you won't simply interact with the market, you'll leverage it.

If you are looking for an older home with charm, you may find one in Millburn, Short Hills, Maplewood, South Orange or Montclair in Essex County. In Millburn, starting prices are at about $530,000 for a three bedroom home. A similar home in South Orange or Maplewood may be found for about $150,000 less. These homes are near the New York City midtown direct train with service to and from New York City in about 30-minutes. Each of these communities have a nightlife, shopping district and fantastic parks.

Many luxury homes can be found in Short Hills, New Jersey. Short Hills has its own train station with midtown direct train service. Most of the homes in Short Hills are older. For the past several years, builders have purchased older homes, tore them down and built beautiful new ones. These newer homes are available from about $3,000,000. Similar properties are also available in nearby Chatham Township which is in Morris County.

The Chatham Township properties can be old or new. The top price in Chatham Twp is about $3,500,000. There are some newer, traditional homes with all the modern amenities in Chatham Township. Depending on the size and amenities, a wonderful luxury home can be found for about $1.5 million. First time or trade up buyers looking to spend between $500,000 and $900,000 can also find wonderful properties in the Chatham area. These properties may be on smaller lots or have fewer amenities, but they have a lot of class and may be perfect for someone moving from a neighboring community seeking one of the best school districts in New Jersey. Comparable homes within the same price range may be found in many of the surrounding communities.

All the communities I service have excellent schools and convenient transportation either by Midtown Direct Train Service to New York City or an excellent express bus line. Every community has its uniqueness. And, that is why if you are considering purchasing a home that I suggest you allow me the opportunity to take you on an area tour. In that way, you will see the communities first hand and be able to decide which one you would like to be your new home town.
