Handling The Details

Here's where most home buyers get stressed out.  After negotiations are complete, nailing down the contract details, confirming understandings and completing transaction milestones can be problematic if not done in a timely and professional manner. Robert Bruckner handles the details, making for a smooth and easy transaction. The details include the following:

The Attorney Review Period ? This is the time that either party can cancel the contract. No reason needs to be given to cancel the contract during the attorney review period. The attorney review period begins when all parties have received a fully executed (signed) contract of sale. As your REALTOR®, Robert Bruckner makes sure that you receive your signed contract and that your contract gets faxed to your attorney.

The Deposits ? When you made your offer, you probably gave your REALTOR® an earnest money deposit of about $1000.00. This money was placed in the Realtor's escrow account. Shortly after the attorney reviews the contract, the second deposit is due. That money is usually given to the real estate broker who places it in his or her trust account. In some cases, the deposit money is held by the seller's attorney.

Your Mortgage Application Financing a home can be the most confusing of all. Robert Bruckner will help you with obtaining the very best financing. Robert will help you obtain a mortgage pre-approval and guide you in selecting the right home loan.

Home Inspection ? Getting your home inspected is one important part ofthe home buying process. As a REALTOR®, Robert has no special training in uncovering structural, mechanical or other defects. It is important that you hire a home inspector. Robert has a complete list of home inspectors available for you to choose from. You may also wish to get recommendations from friends and relatives or visit the American Society of Home Inspectors Website at www.ashi.orgfor a list of home inspectors. It is strongly recommended that you have a home inspection of the house you wish to purchase and the entire property. There are many home inspectors to choose from. Robert Bruckner recommends that you choose a home inspector who is a member of the American Society of Home Inspectors. You can locate them on the web at http://www.ashi.org/ or http://www.gardenstateashi.com/ . Some of Robert's favorite home inspectors can be found in the directory of service providers.

Other Details ? there are various other things that need to be handled just to get to the closing table. Robert will handle these items and will keep you informed.
